Same developer, same corridor, so pedigree cancels out

Most Bengaluru comparisons spend their first thousand words on execution risk. Here that section is empty on both sides. The same company is building both, with the same balance sheet, the same credit rating and the same three decades of delivery behind it. Neither project is a first-time entrant to the airport corridor. That is genuinely useful, because it strips the decision back to four variables a buyer can actually inspect: which parcel, which product, which paperwork, which price.

The corridor thesis is also shared, which means it cannot be a tiebreaker. Both addresses depend on the same underlying story: Kempegowda International Airport's growth, the roughly 3,000-acre KIADB Aerospace Park with Boeing's engineering centre, Collins Aerospace's 26-acre campus, Safran-HAL, Dynamatics, Ideaforge and Zetwerk's new electronics plant, and Foxconn's ₹21,911-crore, 300-acre Devanahalli facility. Rents in the Bagalur and Devanahalli belt are reported up about 18 percent year on year with gross yields of four to five percent. If that thesis stalls, both projects re-rate together.

What differs is the stage of the transaction and the shape of the product. Sattva City is releasing a 50-acre township parcel by parcel against a live registration, targeting a gross development value near ₹8,600 crore. Sattva KIADB is a 25-acre parcel roughly ten kilometres away whose launch, reported for late March 2026, did not produce a registration or a price sheet. One is a purchase decision. The other is, for now, a queue.

Product architecture: a township against a neighbourhood

Sattva City is built as a self-contained neighbourhood rather than a tower cluster. Thirteen towers of sixteen to twenty-one floors hold roughly 3,460 homes on about 50 acres, with 84 percent of the land, close to 42 acres, held as open space: a Miyawaki forest, an urban boardwalk, a lake with viewing decks, a waterfront amphitheatre, and podium-level gardens. Four clubhouses and more than 250 individual amenities sit inside it, alongside a retail spine, medical centre, pharmacy, creche and concierge. The organising idea is fifteen-minute-city planning, in which routine needs are met without leaving the gate.

Sattva KIADB is a conventional master-planned apartment community, and deliberately so. About 1,961 homes across roughly 31 towers at G+15 on about 25 acres, anchored by a single grand clubhouse and a sports and landscape belt, sitting opposite Prestige Finsbury Park inside an already established residential cluster. It leans on the neighbourhood outside its gates rather than replacing it.

The density arithmetic is more interesting than the acreage suggests. Sattva City lands near 69 homes an acre; Sattva KIADB near 78. On that measure the township is looser. But per lift core the ranking inverts hard: roughly 266 households behind each tower at Doddajala against roughly 63 at Bandikodigehalli. That is the number you feel at 8.45 on a Monday morning, and it is the strongest liveability argument the smaller project has. One caveat belongs on the record: the Bagalur figures come from a project plan that has not passed through a registration filing, so tower counts, unit counts and height caps can still move. The Doddajala figures are already inside one.

The paperwork gap is the sharpest line in this comparison

Sattva City holds Karnataka RERA registration PRM/KA/RERA/1251/472/PR/270226/008494, granted on 27 February 2026, alongside BDA approval. That is a number you can search on the portal before you meet a salesperson. It brings sanctioned drawings, tower-wise inventory, a dated completion covenant and escrow discipline on collections. It is why the project can advertise, price and book today.

Sattva KIADB has no registration. As of the end of July 2026 there is no verifiable K-RERA number; aggregators report only that an application exists. A launch reported for 25 March 2026 produced neither a registration nor an official cost sheet, so the realistic reading is a slipped launch in the second half of 2026 at the earliest. An unregistered project in Karnataka cannot legally be advertised or sold, which means the only honest instrument available is a written, refundable expression of interest.

Because the developer is common to both, one contamination risk deserves stating in plain language: the Doddajala registration covers the Doddajala parcel and nothing else. If any broker, listing or brochure attaches PRM/KA/RERA/1251/472/PR/270226/008494 to the Bagalur project, that is a reason to end the conversation, not a reassurance. A third name compounds the confusion on this corridor, since Sattva Aeropolis at Devanahalli is a separate roughly 10-acre project of about 1,001 units. Three Sattva addresses within a short drive of each other, each with its own specifications, approvals and pricing, is exactly the environment in which numbers get borrowed. Keep the Doddajala price sheet and any future Bagalur sheet in separate folders.

Reading the two price tags like for like

The headline difference looks enormous and is largely an artefact of measurement. Sattva City quotes ₹1.82 crore for its entry two-bedroom, but that figure is presented on all-inclusive logic: basic price plus car parking, clubhouse charges, GST on applicable components, maintenance and infrastructure charges, with preferential location charges, stamp duty, franking and registration still outside it. The plate is 1,306 to 1,352 sq ft, so ₹1.82 crore over about 1,326 sq ft is roughly ₹13,700 per square foot all-in, against a basic rate quoted near ₹12,000 in early launch notes.

Sattva KIADB's reported entry of about ₹1.3 crore is a different animal. It is a basic-price signal at roughly ₹11,000 per square foot on a smaller 1,150 sq ft plate, and it carries no parking, no clubhouse corpus, no GST and no maintenance corpus inside it. Strip both back to basic and the gap narrows to roughly ₹1,000 per square foot, under ten percent, rather than the ₹52 lakh the headlines imply. Most of the ticket difference is plate size and bundling, not premium.

Two honest caveats. The Bagalur band of ₹10,500 to ₹11,500 per square foot is indicative and corridor-derived, refreshed from an earlier estimate that sat closer to ₹8,500 to ₹10,500; only the launch cost sheet will settle it. And the configuration ceilings are not comparable at all. Doddajala runs from a 2 BHK at 1,306 sq ft through a 2.5 BHK from ₹2.16 crore, a 3 BHK from ₹2.48 crore, a 3.5 BHK from ₹3.04 crore, a 4 BHK with staff room at ₹3.5 to ₹4.06 crore and penthouses of 6,266 to 7,174 sq ft at ₹9.3 to ₹9.6 crore. Bagalur stops at a 3 BHK Luxe near 2,050 sq ft. If you need a large-format home, only one of these projects sells one.

Micro-location: highway frontage against payroll adjacency

Sattva City sits at Meenakunte Hosur, Doddajala, roughly 500 metres off Airport Road on the NH-44 spine, just before the Sadahalli toll zone. The airport is about ten minutes away, Manyata Tech Park twenty to twenty-five minutes, Hebbal twenty-five to thirty. The planned Doddajala metro station is about 500 metres to a kilometre from the gate. That is a walk-up transit position, and walk-up transit is the version that changes a household's second-car decision and shows up in rent.

Sattva KIADB trades that frontage for proximity to a payroll. It sits about four kilometres from the Aerospace Park gates and about four kilometres from NH-44, eight to twelve kilometres and fifteen to twenty minutes from the airport, sixteen to seventeen kilometres and roughly thirty minutes from Manyata. Doddajala station is about eight kilometres away, which is a park-and-ride relationship rather than a walk-up one, and park-and-ride commands a thinner premium.

Be precise about the metro clock, because corridor marketing is not. No phase of the Blue Line is open as of mid-2026. Phase 2A between Silk Board and KR Puram targets late 2026, the Doddajala station targets roughly June 2027, and full airport connectivity is targeted for December 2027. Treat anything claiming an operational airport metro in 2026 as stale. The Satellite Town Ring Road opens in phases and the Bengaluru-Vijayawada Expressway commissions around 2028, and both benefit the two addresses roughly equally. Highway frontage cuts both ways too: 500 metres from NH-44 brings noise, dust and toll-plaza queueing during peak departure windows, which the Doddajala location page is worth reading against your own commute pattern.

Amenity economics: four clubhouses shared by 3,460 homes

Township scale buys facilities no smaller community can justify. Sattva City's main clubhouse carries a temperature-controlled indoor pool, a gymnasium spread over 440 square metres, a squash court with viewing gallery, pickleball and badminton courts, a spa with sauna, steam and jacuzzi, a banquet hall, an audio-visual room, a creche, a pet clinic, a medical centre, a pharmacy and an ATM, with a golf putting green, cricket nets, skating rink, butterfly garden and pet park outside. More than 250 distinct amenities across four clubhouses is a genuinely unusual programme.

The counter-entry in the ledger is that roughly 3,460 households share it. A pool, a gym or a squash booking sheet feels different at that scale, and the recurring cost of maintaining 42 acres of landscape, a lake and forest parcels is a monthly bill for the life of the home, not a one-time render. Sattva KIADB offers a narrower menu, one grand clubhouse plus tennis, basketball, badminton, cricket nets, a skating rink, an amphitheatre, wellness zones and a pet park, across about 1,961 households. Shorter queues, a lower maintenance base, and heavier dependence on Bagalur's retail and healthcare, which is thinner today than Doddajala's corridor position.

Two questions settle this dimension faster than any amenity list. Ask both sales desks for the maintenance charge per square foot per month in writing, because the township premium usually surfaces there rather than in the headline price. And ask which amenities are in the first delivered phase, since a four-clubhouse programme delivered parcel by parcel means early residents may live beside a construction hoarding for years. The Doddajala plate-by-plate breakdown is the right place to check what your specific tower sits next to.

Verdict, and the risk each side is genuinely carrying

Buy at Doddajala if you want to transact in 2026 against a registration you can verify, if you need a large-format home, if a walk-up metro station and NH-44 frontage matter more than a shorter commute to the Aerospace Park, and if township density and township maintenance are acceptable trades for 84 percent open space and a 250-amenity programme. Its risk register is honest and readable: about 3,460 homes to absorb, a December 2029 handover, a rate already at the corridor's premium end, and a recurring maintenance obligation across 42 acres of landscape.

Wait for Bagalur if your household earns its living inside the Aerospace Park, if roughly 63 homes per tower is worth more to you than four clubhouses, if a 2/3 BHK owner-occupier mix suits the way you want the society to feel, and if you can hold to 2030 without strain. Its risk register is shorter but heavier: no registration, no cost sheet, no sanctioned plan in the public domain, a launch that has already slipped once, and a handover clock that has not started counting.

A useful reframing for anyone stuck between them. These two are not really competing in the same quarter. One can be bought today; the other may not publish a price until the second half of 2026 at the earliest. If you like both, place a written and refundable expression of interest on the Bagalur parcel so that you see its cost sheet the day it exists, then compare it against the Doddajala basic rate stripped of bundling rather than against the all-inclusive headline.
